The verdict
PropStream is the nationwide data and list-building engine most US investors treat as the standard. It pulls county-record and MLS data across the country with 165+ filters and instant one-click motivation categories (pre-foreclosure, vacant, high-equity, cash-buyer, lien, bank-owned), the deepest property and owner records we've seen (full assessor data, mortgage balance and equity estimates, sale history, absentee flags), and a genuinely powerful comparable-sales tool. On top of the data it bundles skip tracing (included up to a credit value on Pro and Elite), built-in deal-analysis calculators, and direct-mail marketing. What it is NOT is a CRM or operating system the way REsimpli is - its center of gravity is finding and analyzing deals, not running a follow-up pipeline. Plans start at $99/mo (Essentials) with a 7-day, 50-lead free trial. One operational wrinkle worth knowing up front: there is no self-serve cancel button - you cancel by phone or email.

Honest caveats

- ⚠ Free skip tracing is credit-capped, not unlimited: the trial includes 50, Pro/Elite include a dollar-value of credits, and Essentials has none unless you add Lead Automator (~$27/mo) - unlike DealMachine's unlimited free skip tracing
- ⚠ Owner phone and email are gated behind a skip trace - the free public-record view gives you the name and mailing address but not the phone

What we actually did (2026-06-16): we opened the 7-day free trial (it defaulted to the Elite plan, with 50 free leads and skip traces), built a real list in Indianapolis, opened individual properties for owner data and comps, and reviewed the skip-trace and analysis tools - using the same zip (46201) we tested DealMachine in, so we could compare like for like.
The list-building is the fastest we've seen. Typing one zip instantly broke the market into one-click motivation categories: 539 on-market, 144 pre-foreclosures, 88 bank-owned, 4,673 cash buyers, 221 liens, 1,711 vacant and 11,171 high-equity properties - on top of 165+ granular filters. We pulled the 144 pre-foreclosures onto a map with a live 'Statistics for 46201' panel showing price and rent trends and price-per-sqft.
The property data is the deepest of any tool we've tested. We opened a pre-foreclosure at 1367 N Kealing Ave: PropStream showed it as a corporate, non-owner-occupied, vacant property with a $155,000 estimated value, one open mortgage with a $146,786 balance, just $8,214 (5%) in equity, an estimated $108,500 wholesale price and a 15.48% gross yield - plus an AI 'PropStream Intelligence' condition read (exterior average; interior, kitchen and bath poor). The full public record went further: complete property characteristics, building sizes, zoning, school district, legal description, and the 2025 tax assessment, with the owner (a Carmel-based LLC) and mailing address shown for free.
The comps tool is the standout. One click pulled 97 comparable sales with live averages (avg sale price $140,772, price-per-sqft $145.46, 65 days on market) and a fully adjustable comp search - date range, distance, square footage, bed/bath, sold status - exactly what you need to defend an ARV.
The honest limits we hit live: owner phone and email are gated behind a skip trace (the public record gives you the name and mailing address, not the number); skip tracing is credit-based (our trial included 50, and it's not the unlimited free skip tracing DealMachine bundles); it's a finding-and-analyzing engine, not a follow-up CRM; and the app pushes a lot of upsells. We also confirmed one real friction point: there is no self-serve cancel button - PropStream's own chat told us billing changes must go through the account holder by phone (877-204-9040) or email (support@propstream.com). We tested on a trial, not a full subscription cycle, so treat this as a thorough hands-on look at the data, comps and workflow - not a multi-month field report.
