Hands-on review / CRMs & Lead Managers

REsimpli

The strongest all-in-one operating system for an active wholesaling or investing business - if you have the lead volume to justify it. Genuinely capable and well-reviewed, but pricey, and the real cost is the subscription plus per-use credits.

The verdict

REsimpli is built for investors who are tired of stitching a CRM, a list tool, a skip-tracing service, a mail house, and a dialer together. It puts all of it under one roof: a clean kanban lead pipeline, a map-based List Builder with 50+ filters, list stacking with duplicate removal, built-in direct mail (yellow letters, postcards, handwritten, and check mailers), a power dialer and SMS, KPI/CEO dashboards, and even bookkeeping. Each lead opens into a deep profile with valuation and equity estimates, a communication timeline, and a built-in wholesale/flip MAO calculator. The trade-off for that breadth is cost: plans start at $149/mo and most of the outbound actions (skip tracing, mail, SMS, calls, phone numbers) bill per use on top of the subscription.

Strengths

  • Genuinely all-in-one: CRM, list building, skip tracing, direct mail, dialer, SMS, and accounting in one login - it replaces a whole stack of tools
  • Clean lead management: a real kanban pipeline, one-click address import with Street View, and a wholesale/flip MAO calculator built into every lead
  • Powerful map-based List Builder (50+ targeting filters) with list stacking and duplicate-address removal
  • Built-in direct mail most CRMs don't offer - yellow letters, postcards, handwritten (BPM), and check mailers
  • Generous 30-day free trial, and consistently strong real-user reviews (Trustpilot and G2)

Honest caveats

  • Not cheap: $149/mo (Basic, annual) up to $599/mo (Enterprise) - it only pays off with real lead volume
  • Heavy per-use costs on top of the subscription: skip tracing (~$0.15/match), direct mail (from ~$0.50/piece), SMS (~$0.02), calling minutes, and extra phone numbers all bill against a credit balance
  • Month-to-month billing runs ~33% higher than annual ($199/$399/$849 vs $149/$299/$599), and the 30-day trial auto-converts to the annual plan if you do not cancel
  • Dense dashboard and a pushy onboarding (a survey, a 'book a call' prompt, an AI-feature countdown) - there is a learning curve to a full operating system
  • It is an operations hub, not a dedicated deal analyzer or a nationwide data engine - pair it with DealCheck for analysis or PropStream for raw lists

Perfect fitSolo-to-small-team wholesalers and investors doing real volume who want one system to run the whole operation - find, market, manage, and close - instead of paying for and gluing together five separate tools.

Who should skip itAnyone with low lead volume or a tight budget (the $149+/mo plus per-use costs won't pay off), people who only need deal analysis (use DealCheck) or only nationwide lists (use PropStream), and anyone wanting a free or cheap option.

Hands-on test

Real account, real deal. Captured by us on 2026-06-16.

What we actually did (2026-06-16): we opened a paid 30-day trial, went through onboarding, and used the platform the way a wholesaler would - created a real lead and ran it through the tools.

Adding a lead took seconds. We typed a real Dallas address (4521 Worth St), let Google autocomplete and Street View confirm it, set the lead source, and it dropped straight into the CRM pipeline next to the demo leads. Each lead opens into a deep profile: contact details, valuation and equity estimates, a communication timeline, and tabs for disposition, cash buyers, e-sign, and a calculator.

That built-in calculator is the standout for offer-makers. We entered an ARV of $385,000, the 70% rule, $45,000 in repairs, and a $15,000 assignment fee, and it instantly returned a $224,500 Fix-and-Flip MAO and a $209,500 Wholesale MAO. The math was correct and live - a real analysis tool sitting inside the CRM.

On the lead-gen side, the List Builder is a map-based pull with 50+ targeting filters (equity, property type, year built, and so on), and List Stacking imports and de-duplicates addresses across lists. Marketing is genuinely all-in-one: direct mail (yellow letters, postcards, handwritten, check mailers), a power dialer, and email campaigns are all built in.

The honest limits we hit live: skip tracing, direct mail, SMS, dialing, and even extra phone numbers all cost real money per use against a credit balance, on top of the subscription - so the true cost runs well above the sticker price. The onboarding is pushy and the dashboard is dense. And we tested on a trial rather than running a full 30-day operation, so treat this as a thorough hands-on first look at the system and its pricing, not a 90-day field report.

01 The KPI dashboard. REsimpli is a full operating system - leads, open messages, buy/sell contingencies, conversion trends, lead sources, and call stats in one view.
02 The Leads CRM pipeline (kanban). The bottom-left card is a real lead we added during testing - 4521 Worth St, Dallas - sitting next to REsimpli's demo leads.
03 A lead profile: contact info, valuation and equity estimates, a pipeline timeline, a live communication panel, and tabs for disposition, cash buyers, e-sign and a calculator.
04 Adding a real lead - Google address autocomplete plus Street View confirm the property in seconds, with no manual data entry.
05 The built-in wholesale calculator on our lead: ARV $385k, the 70% rule, $45k repairs and a $15k fee returned a $224,500 Fix-and-Flip MAO and a $209,500 Wholesale MAO - computed live.
06 The List Builder: a map-based property pull with 50+ targeting filters (equity, property type, year built, and more) for building cold-outreach lists.
07 Built-in direct mail most CRMs don't have: yellow letters, postcards, handwritten (BPM), and check mailers, with spend analytics.
